ACTION PLAN TO SELL YOUR HOME

First Appointment

I will preview your property, learning about all the recent improvements, repairs made, etc.




You will give me any plats, floor plans, or other pertinent information that will help in the pricing of your property. I will copy these and return the originals to you.




I will get the local tax information and verify square footage finished and unfinished.




I will recommend if I think repairs need to be made, or if a pre-listing home inspection would be beneficial to you




We'll discuss whether or not you want to offer a Home Warranty as a sales tool.

Market Research

• I will search the MLS and other sources available to me in order to find comparable properties


• I will prepare a market analysis using some or all of the following methods: agent opinion, comparables, tax assessment, depreciated replacement


• I will suggest a market competitive price range that your home should sell for that will net you the most amount of money in a reasonable length of time.

Marketing Proposal

• I will present a 60 day marketing plan


• We will identify the dates for Open Houses (if applicable)


• We will identify the dates to revisit the original price and market activity thus far


• We will schedule the best ways to communicate

Now Your Home is On the Market

We will review the necessary repairs and staging to sell your home FAST




When showing appointments are made, open the drapes, open the windows to freshen the house,turn on the lights, wash and put away your dishes, neaten up all the rooms, take the dog with you, and go out for a drive

I will give you feedback from each showing




Tell me if we are running out of flyers and I will duplicate more as needed.




Our industry statistics tell us that if a home is shown 8 to 10 times and we do not have a written offer, the price is too high. We will be discussing this.

Agency

Now that you've made the decision to sell your home, one of the first things your agent will discuss with you is Agency. As a Seller, you will be represented by Real Estate III.

You are considetransparent to be a client. Your agent:

• Will fully represent your best interests


• Will pledge his first allegiance to you the client


• Will seek a transaction acceptable to you the client


• Will provide financial accounting


• Will disclose material facts about the property or transaction


• Will exercise ordinary care


• Will maintain client confidentiality, unless the information is requitransparent by law to be disclosed

Real Estate III agents sell over 40% of our own listings. We sell what we know best. Ask your Real Estate III agent to explain Dual Agency and Designated Agency.

Buyers, as consumers, also have the ability to be represented. It is not unusual for Buyers to work with a Buyers Agent.

If the Buyer does not want to form a Brokerage relationship with their Real Estate agent, by signing a contract, they will be considetransparent a customer. The agent must:

• Treat all parties fairly and honestly


• Inform all parties of the nature of their brokerage relationships


• Disclose material facts pertaining to the physical condition of the property of which they are aware


• Comply with the law, including the Fair Housing Act

Ask your Real Estate III agent to review and explain all of the Agency forms.

Preparing the Offer

The Buyers agent will research comparable sales




That agent will educate and advise the Buyer on comparable sales, neighborhood data, neighborhood association, schools, market conditions, legal requirements




The Buyers agent will consult with the lender to determine best financing options




That agent will explain and write the contract to purchase.

Contract Presentation and Negotiation

• The Buyers agent will meet with me to discuss contract and include pre-approval


• I will present all verbal and written offers and fill out a Seller's net sheet. The Seller will either respond verbally or in writing. This response may be an acceptance, a counter offer, or a rejection.


• I will get all signatures and initials requitransparent.


• I will coordinate as requitransparent with selling agent, buyer, seller, lender, settlement agents, etc.

From Contract to Closing

If applicable, I will help you obtain the HOA Package. The Buyer has 3 days from receipt of package to read and approve of the information. This is called a 3-day right of rescission.




If applicable, the Buyer will pick an inspector(s) and contact us to make arrangements for any inspections. Possible inspections could include: radon, lead based paint, building contractor. They will share the results of the inspections with the Listing Agent. We will negotiate possible repairs.


I will verify the Selling Agent has earnest money/ deposit as appropriate




All necessary repairs should be completed. Save any receipts from subcontractors to show to Buyer at Final Inspection.




You will get a copy of the signed contract. I will distribute other copies of the contract to the lender




The Buyer will apply for financing.




I will send contract and a summary sheet to the settlement agent.




Get moving estimates. Schedule packing and moving prior to Closing Day.




You need to call any utilities and have them out of your name as of the closing date. (Keep all the utilities on until settlement)




You need to terminate homeowner's insurance and provide settlement agent with any loan payoffs, loan numbers, and lender information.




I will notify all parties when loan is approved.




I will verify that settlement agent has survey, title work, etc. I will verify time and date of closing.




30 days before closing, I will order the wood infestation report, well and septic report, if applicable, and have it sent to the settlement agent.




If you have fuel oil or propane, the tanks need to be measutransparent 2 days before closing and the results need to be sent to the settlement agent.

The Closing

• The final walkthrough inspection will be scheduled. I need all the keys (house and mailbox if applicable)


• You need to be totally moved out of the house. All the personal property in the attic, basement, any sheds, or barns needs to be removed. Give the house a thorough cleaning.


• You need to be in contact with the settlement agent to sign the Deed and give them instructions for depositing all funds after closing.


• The Buyer will use a certified check or cash at closing. Once the Buyer has signed all the papers, given their settlement agent all the funds, and the Deed has been recorded at the Courthouse, they will be given the keys.


• Make sure I have your new address and phone number.
